The Most Expensive Neighborhoods in Summerlin NV (2026 Guide)

By Ali Shahrokhi, Las Vegas REALTOR® | LPT Realty | Updated November 2026

The most expensive neighborhoods in Summerlin are The Summit Club, The Ridges, and Red Rock Country Club, followed by the guard-gated golf enclaves around TPC Summerlin — Tournament Hills, Canyon Fairways, Bellacere, and Country Club Hills. Summit Club estates trade in eight figures. The Ridges and Red Rock Country Club run in the low-to-mid seven figures. Everything below that tier is a step down in lot size, gate staffing, or club access, and the gaps are wider in 2026 than they were two years ago.

    Key Takeaways

    • Summerlin spans 22,500 acres on the valley’s western rim, per Howard Hughes — the luxury tier is a small slice of it.
    • The Summit Club sits alone at the top. The Ridges is the deepest ultra-luxury resale market.
    • Bear’s Best closed to play in June 2025 and is being rebuilt as Amara, a private members-only club. Buying in The Ridges does not convey a membership.
    • TPC Summerlin no longer hosts a PGA Tour event. The Shriners Children’s Open ended after October 2024.
    • Price per square foot, not list price, is the honest way to compare these neighborhoods.

What Makes a Summerlin Neighborhood Expensive?

Four variables explain almost every price gap inside Summerlin, and they compound:

    • Elevation and view corridor. Western Summerlin sits higher than the valley floor. Lots that hold both the Strip skyline and the Red Rock escarpment command the largest premiums inside any single community.
    • Lot size. The step from a quarter-acre semi-custom lot to a one-acre-plus custom parcel is the single biggest line item in these price bands.
    • Gate posture. A staffed 24-hour guard gate prices differently than a key-fob gate. Double-gated enclaves inside a guard-gated village price differently again.
    • Club access, and whether it is separate from the home. This is where buyers get surprised. In the top Summerlin communities, club membership is a separate transaction with its own initiation and dues.

When I price a home in one of these communities, list price per square foot inside the gates is the starting point, not the answer. Two homes on the same street can be 30% apart on a per-foot basis because one holds the view corridor and the other looks into a neighbor’s roofline. Sellers who skip that step tend to sit.

    The Summit Club

The Summit Club is the most expensive address in Summerlin and in Nevada. It is a 555-acre guard-gated community co-developed by Discovery Land Company and Howard Hughes, built around a private Tom Fazio course with a Discovery Land club operation behind it. Entry is by invitation.

Homesites range from villa-scale parcels up to multi-acre estate lots, which is why closings here span a wider band than any other Summerlin community. Las Vegas’s largest residential sales in recent years have come from inside these gates. Membership economics sit entirely outside the purchase price.

Typical 2026 range:  12-month closed range and median from MLS, Summit Club

    The Ridges

The Ridges is Summerlin’s flagship luxury village — 793 acres at the western edge, organized into individually gated enclaves behind a staffed perimeter gate, with Club Ridges as the resident amenity. Architecture skews contemporary custom and semi-custom, and it is the deepest ultra-luxury resale market in the master plan.

The golf situation here is the most important thing a buyer or seller needs to understand in 2026. Bear’s Best Las Vegas, the Jack Nicklaus tribute course running through the village, took its last public round in June 2025 after being acquired by Mulligan Holdings. It is now being rebuilt as Amara Golf Club, a private members-only club with a capped membership and its own initiation. As of late 2026 the club had not announced an opening date. Two practical consequences:

    • Buying a home in The Ridges does not include an Amara membership. Any listing implying otherwise is wrong.
    • Homes along the former fairways are priced against a corridor that is under construction, not an operating course. That is a negotiating fact in both directions.

Typical 2026 range:  12-month closed range, median, and median $/sq ft from MLS, The Ridges

    Red Rock Country Club

Red Rock Country Club is the most golf-centric of the Summerlin luxury communities and the value play among them on a per-square-foot basis. It is guard-gated, built by Sunrise Colony Company on land acquired from Howard Hughes, and organized around two Arnold Palmer-designed 18-hole courses — the private Mountain Course and the public-access Arroyo Course — with a large clubhouse, fitness, tennis, and dining.

The housing stock is custom and semi-custom, and most of it dates to the community’s original build era. That matters: buyers in this price band compare it directly against newer product in The Ridges and Summerlin West, and updated homes separate from dated ones faster here than almost anywhere else in Summerlin.

Typical 2026 range: 12-month closed range, median, and median $/sq ft from MLS, Red Rock Country Club at Summerlin

Thinking about selling in one of these communities? Pricing at this level is a comparables problem, not a formula. I’ll pull the closed sales inside your specific gate — not the ZIP code — and show you what your home realistically nets this quarter.

    Tournament Hills

Tournament Hills is a guard-gated enclave of custom homes in The Hills South village, directly adjacent to TPC Summerlin. For years its pitch was tournament-week frontage. That pitch no longer applies.

Shriners Children’s Hospital ended its title sponsorship after the October 2024 event, and the PGA Tour removed the tournament from the 2025 fall schedule. No successor event has been announced, and Las Vegas has had no PGA Tour stop in 2025 or 2026. The course itself still operates as a private Bobby Weed-designed club. What changed is the annual event, not the golf. Any listing still marketing “watch the PGA Tour from your backyard” is selling something that is not currently happening.

Typical 2026 range: 12-month closed range and median from MLS, Tournament Hills

    Canyon Fairways and Bellacere

Both are guard-gated enclaves in the Canyons area of Summerlin, sited along TPC Las Vegas. Canyon Fairways is custom-built on generous lots with floor plans running well above the Summerlin average, and the architecture spans Santa Fe through contemporary. Bellacere is predominantly custom Mediterranean on half-acre to full-acre parcels, with a private community park inside the gates.

One current note for buyers touring this fall: TPC Las Vegas is closed for a green renovation projected to run through spring 2027. Course-frontage homes here are showing against a course that is not in play. Verify the reopening timeline directly with the club before you let it move your number.

Typical 2026 range: 12-month closed range for Canyon Fairways and Bellacere separately

    Country Club Hills

Country Club Hills is a gated semi-custom community in The Hills South, adjacent to TPC Summerlin, with homes in the 3,000 to 5,000 square foot range and a large park just outside its gates. It is the most accessible entry point on this list and functions as the move-up step for buyers who want the golf corridor and the established landscaping without a custom-home budget.

Typical 2026 range: [DATA NEEDED: 12-month closed range and median from MLS, Country Club Hills]

    Summerlin Luxury Communities Compared

The Ridges Guard-gated, enclaves double-gated Amara (former Bear’s Best) — closed, rebuilding Custom and semi-custom contemporary
Red Rock Country Club Guard-gated Two Palmer courses — Mountain private, Arroyo public-access Custom and semi-custom

Canyon Fairways / Bellacere Guard-gated TPC Las Vegas — closed for green renovation into 2027 Custom
Country Club Hills Gated TPC Summerlin adjacent Semi-custom

What This Means If You Already Own in One of These Neighborhoods

Three things I’d want a Summerlin luxury seller to understand going into 2026:

    • Your comparable set is your gate, not your ZIP. ZIP 89135 contains both eight-figure estates and attached product. A valuation built off ZIP-level data will be wrong by a wide margin in either direction.
    • Golf status is now a disclosure-adjacent marketing issue. If your listing copy references Bear’s Best or a PGA Tour event, it is dated, and a well-represented buyer will use it to question everything else in the file.
    • Days on market stretch as price rises. Above roughly $1.5M in Summerlin, time on market lengthens materially. Pricing to the first 30 days is more valuable at this level than at any other price point.

The most common mistake I see at this level is a seller anchoring to the highest sale inside the gate without adjusting for lot position and view corridor. That one number ends up costing 60 to 90 days, and the eventual price is lower than a correctly priced launch would have produced.

    Frequently Asked Questions

What is the most expensive neighborhood in Summerlin?

The Summit Club. It is an invitation-only, guard-gated community on 555 acres developed with Discovery Land Company around a private Tom Fazio course, and its closings are consistently the largest residential sales in the Las Vegas valley. The Ridges is second and has far more available inventory.

Is Bear’s Best Las Vegas still open?

No. Bear’s Best took its last public round in June 2025 after being acquired by Mulligan Holdings. The site is being rebuilt as Amara Golf Club, a private members-only club. As of late 2026 no opening date had been announced. Buying a home in The Ridges does not include an Amara membership.

Does TPC Summerlin still host a PGA Tour event?

No. The Shriners Children’s Open played its final edition at TPC Summerlin in October 2024 after the title sponsor declined to renew. The PGA Tour removed the event from its 2025 fall schedule and no Las Vegas event appears on the 2026 schedule. TPC Summerlin still operates as a private club.

Are all the expensive Summerlin neighborhoods guard-gated?

Nearly all of them. The Summit Club, The Ridges, Red Rock Country Club, Tournament Hills, Canyon Fairways, and Bellacere all use staffed entries. Country Club Hills is gated rather than guard-staffed, which is one reason it prices below the others at comparable square footage.

Is club membership included when you buy a home in these communities?

Generally no. In The Ridges, Red Rock Country Club, and The Summit Club, club membership is a separate transaction with its own initiation fee and monthly dues, and some clubs cap membership or maintain a wait list. Confirm current terms with the club directly before writing an offer.

How do Summerlin luxury prices compare to the rest of the valley?

Las Vegas REALTORS® reported a median existing single-family price of $470,000 for Southern Nevada in September 2026. The guard-gated Summerlin communities on this list trade at multiples of that figure, with the top tier running into eight figures.

Buying or selling in Summerlin’s luxury tier? I work these gates specifically — pricing, lot-position adjustments, club terms, and the golf changes that are currently moving numbers in The Ridges and along TPC.
