What Is Four Seasons Private Residences Las Vegas?
It’s a residential-only Four Seasons property, which is rare. Most Four Seasons residences worldwide sit beside a hotel. Here, the entire service team works for the residents.
The project is developed by Azure Resorts & Hotels and Luxus Developments, with Two Roads Development. The architect is Wimberly Allison Tong & Goo (WATG), with interiors by Wimberly Interiors. MJ Dean Construction is the general contractor.
In 2025, the project closed $781 million in construction financing, including a $526 million senior loan from J.P. Morgan. For buyers, that matters: it’s a fully capitalized project, not a concept still looking for funding.
Where Is It Located?
The towers are going up on the slopes of Black Mountain inside MacDonald Highlands, one of Henderson’s premier guard-gated communities. The site sits roughly 600 feet above the valley floor, which gives every residence long views of the Strip and the valley.
Residents are minutes from the 215 Beltway, Harry Reid International Airport and the Strip, while living behind master guard-gated security. Reported pricing from the sales launch through 2026:
- Two-bedroom residences: from about $3.95 million at launch (around 2,288 sq. ft.)
- Sky Villas: about $15.5 million to $16.25 million
- Penthouses: from about $25.5 million
- Top penthouse: about $32 million (roughly 8,400 sq. ft. inside plus more than 3,300 sq. ft. of terrace)

Who Is Buying?
Sales have moved fast, at roughly one residence per week after the May 2023 launch. In 2025, about 60% of buyers came from out of state, led by Southern and Northern California, with others from Seattle, Portland, Vancouver and Europe.
That out-of-state demand is a big reason this project matters to the whole luxury market. It signals that high-end buyers now see Henderson and Las Vegas as a primary-home destination, not just a second-home market.
